General description

The exclusive rest home called ‘Jurmala Wave’ includes a modern 8-storied building with spacious terraces and a basement floor. There are 76 first-class apartments ranging from 75 to 340 sq. m in the house. (33 two-room, 29 three-room and 14 four-room apartments).

There is a cafe and offices on the first floor of the building, which are equipped with PCs and devices for office work.

There is an underground parking on the basement floor, which may house up to 100 vehicles; besides, there is also a ground parking for 20 vehicles. Four silent panoramic elevators made by OTIS are installed in the house. There is also an internal security service and technical staff.

The total area of the development is 6997 sq. m.

The exclusive rest home called ‘Jurmala Wave’ was accepted into exploitation at 7th September of 2007.

Location

The ‘Jurmala Wave’ rest home is situated in an exclusive Jurmala town district, in 13/15 Dzintaru prospekts, Dzintari, in the quiet Jurmala center, next to the Dzintari Concert Hall and 100 meters from the seashore, 400 meters from Jomas Street. The distance to Riga Airport is 13 kilometers and 23 kilometers to Riga downtown.

There is a developed town infrastructure around the development, with an adjacent pinery, tennis courts and the many shops, cafes and restaurants, banks, drugstores of Jomas Street and other places of interest. A number of sanatoriums and recuperation complexes, sport clubs are also situated in Dzintari and Majori. The high quality of Majori and Dzintari beaches is certified with the European Blue flag awarded to them.

Technical description

Architectural part

An open terrace house. A characteristic pyramidal silhouette is harmoniously placed into the surrounding landscape. Such an effect is intensified by large green terraces, which symmetrically descend from floors 8 to 4. The facade made entirely out of glass adds a touch of lightness to the building as well as widens and lightens the interior. Warm wooden accents make the facade homier.

There are eight stories in the building; the upper floor is used for an autonomous boiler house. Floors 1 to 7 are used as living space. An underground parking and private cloak-rooms are situated on the basement floor of the house.

Much space is allocated for public facilities. The hall on the first floor occupies 239 sq. m.

Constructive part

  • A massive reinforced concrete basis;

  • Walls between rooms are made of KNAUF double regypsum plates with enhanced sound and thermal protection;

  • water supply and sewage: town’s (there will be own devices set for cleaning and softening the water);
  • h eat supply : an independent autonomous gas boiler house with two gas-fired boilers;
  • every apartment is equipped with a separate air ventilation and air recuperation system;
  • air conditioning system (Chiller- and Fancoil-type);
  • apartments on the top floors are provided for setting up a fireplace;
  • fire-prevention and security systems;
  • fireplaces may be installed on floors 6 and 7;
  • Fire safety and alarm systems;
  • Security cameras;
  • An optional connection of several phone lines;
  • A radio link connection to the Internet;
  • Satellite television;

Improvement of the territory

The building has the largest internal territory of all residence houses in Jurmala, which equals to 4,600 sq. m. There are many pines and deciduous trees surrounding the development, which form a special park zone. The territory is green; it has a lawn, decorative plants, which represent more than 50 different types. Walkways, rest and recreation places, including a playground, have been arranged on the territory. All the pathways and spur tracks paved with colored quarry tiles, which are illuminated at night.

A ground parking is located in the backyard; it may house twenty vehicles.

The internal building territory is surrounded with a fence and closable entrance gates and wickets. The territory can be accessed by means of chip cards, or thru the wickets, using remote controls, which open the gates.

Apartments

On request, the apartments are offered with complete or partial finish, the so-called 'gray finish,' i.e. ready for final finishing works.

In case of the ‘gray’ finish of the apartments:

  • Internal walls are preset, all walls are planed, glazed, pre-coated – prepared to be painted or papered, with additional flashing in WCs and bathrooms;
  • Ceilings are planed, glazed and pre-coated, ready for painting;
  • Floors are covered with a layer of self-leveling concrete, ready for veneer – laying a parquet floor, soft surface or tiles;
  • Bathroom and WC floors are equipped with an electric heating system and covered with a special flashing layer;
  • Whole wooden doors, which are varnished and equipped with ABLOY locks;
  • Water-supply and sewer systems are ready for installation of bathroom fixtures and gadgets in kitchens, bathrooms and WCs;
  • All rooms are equipped with electric wiring, which connects the switchboard with power sockets and switches;
  • Television, phone and Internet connections are made;
  • Ventilation – a natural air vent in the kitchen and sanitation rooms, with a regulated air recuperation system in the other rooms;
  • Heat supply – Jaga heaters with a regulated microclimate in each room;
  • Air conditioning – Fancoil-type heaters with a regulated microclimate in each room;

Public facilities

The house concept implies that social life continues outside one's apartment. A special area on the first floor is allocated for a café, where one can have a coffee or a snack. A special place in the hall is occupied with computers and other devices intended for office work. The building is surrounded by a developed area (4,600 sq. m), which allows walking and resting without leaving its premises.

Underground parking

An underground parking of 2,837 sq. M is situated on the basement floor, which may house up to 100 vehicles. Parking places are separated, enumerated and protected by impingement plates to avert contact with the walls. A special marking indicates driving directions inside the parking. An additional ground parking is located in the backyard; it may house twenty vehicles.

A separate underground parking block of 592 sq. m is allocated for storage of private property belonging to the house residents. Cloak-rooms are small rooms of 5 to 7 sq. m, which are separated from each other by means of a metal carcass with gauze. The cloak-rooms are enumerated and equipped with lockable doors.

There is also a special area for bikes in the underground parking.

Security

The building and its adjacent area are equipped with 45 security cameras. Access to the territory for those residing in the apartments is only possible by means of special devices (chip cards, remote control units); otherwise, visitors are subject to identification. There is a twenty-four-hour security officer on duty in the building. Additionally, the building is connected to the security company panel, which allows calling the security in emergency cases.

The basement floor and public facilities are equipped with a fire alarm system (a sprinkler system with an alarm and security company alert panel).
