General description

An exclusive multi-flat dwelling complex consist of  two four- storey living houses and underground parking. The project foresees building 29 exclusive flat which occupy 97 to 155 square meters. 

At present moment the draft design of the dwelling complex has been developed.

The overall area of the land occupies 3567 square meters.

Location

The area (3567 square meters) where the construction is planned to be held is located in Jurmala, in Bulduri, between lines number 4 and 5, 21 Bulduru Avenue.

The unique feature of this project is that the dwelling complex is located right on the shore of the gulf of Riga only 70 meters away from the sea. At the same time it is 10 kilometers till the Riga airport and 20 kilometers till the center of Riga.

An urban infrastructure is very well developed in the area of the dwelling complex, there is a health complexes nearby, some 10-15 minutes away on foot there is a sport and leisure complex, aqua park and supermarket. The quality of the Bulduri sandy beach is approved by the European Blue flag.

Technical description

The complex includes two four-storied elite apartment houses :
  • Number of apartments – 29;

  • 1st floor : the living area of apartments – 959,5 sq.m., the area of terraces – 164,9 sq.m., the area of staircases – 71,3 sq.m., the area of premise for the security guard – 14,5 sq.m., the total area of the 1st floor – 1210,2 sq.m.

  • 2nd floor : the living area of apartments – 973,1 sq.m., the area of terraces – 154,4 sq.m., the area of staircases – 71,3 кв. м., the total area of the 2nd floor – 1198,8 sq.m.

  • 3rd floor : the living area of apartments – 956,3 sq.m., the area of terraces – 160,3 sq.m., the area of staircases – 71,3 кв. м., the total area of the 3rd floor – 1187,9 sq.m.

  • 4th floor : the living area of apartments – 611,4 sq.m., the area of terraces – 282,24 sq.m., the area of staircases – 69 кв. м., the total area of the 4th floor – 962,64 sq.m.

  • The area of the underground parking for 32 cars and technical premises – 1801,1 sq.m.
The total living area of all apartaments – 3500,3 sq.m., the total area of all terraces – 761,84 sq.m., the sum of the total areas of apartaments and terraces – 4262,14 sq.m.
           
The sum of areas of staircases and premise for the security guard - 297,4 sq.m., the total area of underground parking and technical premises – 1801,1 sq.m.
           
The total area of the project is 6360,84 sq.m. The building density of this site is 40%.

Each apartment shall be provided with a fireplace, the adjustable microclimate for each room, a separate ventilation and recuperation system, the central air-conditioning, connection of several telephone lines, the internet connection, satellite TV, the fire-prevention and security systems, each entrance shall be equipped with a noiseless elevator. The complex shall be provided with the round-the-clock security as well as the video surveillance system

The ground area is supplied with the urban utility services communication – gas supply, power supply, water supply and sewage system, heat supply, telecommunications.
