General description

A dwelling complex consists of three detached buildings- two modern dwelling houses of four storeys (blocks Nr. 1 and Nr. 2) and one building- an architectural monument- built anew (block Nr. 3). Two modern buildings hold 43 flats which occupy 75 to 227 square meters, and in the second block there is also a café-confectionery and beauty parlor/SPA located. In the renovated architectural monument there is an up to date business center with office premises and conference room.

Under the dwelling complex an underground garage for 108 vehicles is located. The building is equipped with five noiseless KONE elevators. There is a personal security service in the dwelling complex. The overall area of the land occupies 6508 square meters.

The dwelling complex was accepted into exploitation at 31th March of 2006.

Dwelling complex "Juras Pils" (Sea Castle) took the 3rd place in competition "Best Construction in Latvia 2006"organized by Latvian Builders Association, in nomination "New Construction".

The dwelling complex «Sea Castle» has taken the second place in the «Best elite house» nomination, the third place in the «Best Safety Conception» nomination and the second place has taken the „InterHaus” company’s office building in the «Best Office Building» nomination in competition «Best New Project 2006», organized by the business-information center Ltd “Jaunie projekti”.

Location and general layout

The area (6508 square meters) where the construction is planned
to be held is located in Jurmala, in Bulduri, at the intersection of
Bulduru Avenue and Vienibas Avenue, the address is 33 Bulduri
Avenue.

The unique feature of this project is that the dwelling complex is
located right on the shore of the gulf of Riga only 100 meters away
from the sea. At the same time it is 9 kilometers till the Riga airport
and 18 kilometers till the center of Riga. 

An urban infrastructure is very well developed in the area of the
dwelling complex, there is a health complexes nearby, some 10-15
minutes away on foot there is a sport and leisure complex, aqua
park and supermarket. The quality of the Bulduri sandy beache is
approved by the European Blue flag.

Technical description of the project and flats

Architectural part

The dwelling complex represents a perimeter building and consists of three detached buildings. Such environmentally friendly and safe materials as glass, wood, metal, decorative plaster are to be used for the decoration of two modern buildings. Every flat has its own terrace as well as high and wide French windows (floor to the ceiling), which create an impression of merging into the nature so beautiful every season and for every mood. For the decoration of the renovated architectural monument wood and decorative plaster along with different decorative elements, which would resemble the architecture of Jurmala in the beginning of the last century, was mainly used.

Constructive part

  • Ferro-concrete pile basement;
  • Monolithic ferro-concrete frame;
  • Monolithic ferro-concrete overlap;
  • System of ferro-concrete columns;
  • Bearing wall of brickwork in the third block;
  • Outer walls with outer thermal isolation and decorative plaster;
  • Outer walls with outer thermal isolation and decorative plaster, partly sheathed with wooden plates;
  • Windows and window-glasses in the flats: aluminium/ wooden manifold plate glass.

Engineering communications

  • power supply: new sub-station;
  • water supply and sewage: town’s (there will be own devices set for cleaning and softening the water);
  • heat supply: a private autonomous gas boiler-house;
  • every flat is equipped with a separate air ventilation and air recuperation system;
  • air conditioning system (Chiller and Fancoil type);
  • every flat is provided for setting up a fireplace;
  • fire-prevention and security systems;
  • a possibility to connect to several phone lines;
  • Internet connection via radio link;
  • Satellite television.  

Improvement of the territory

The project foresees the construction of a beautiful, green patio with paved paths and benches. Along the perimeter the dwelling complex is fenced in with a small fence which serves as the boundary between the complex and the street and neighboring area and helps to keep it clean on the territory of the complex. The buildings façades and inner territory are beautifully lighted up with various decorative lamps.      

Flats

Depending of a client’s will a flat is provided either with the complete decoration or with the “gray” one.

In case of the “gray” decoration in the flat:

  • inner partitions are set, all the walls are leveled, puttied and primed- prepared to be painted or papered;the ceiling are leveled, puttied and primed- prepared to be painted;
  • the floor is prepared to lay a parquet floor, soft cover or plates with thermo isolating and sound isolating coating and hydro isolating coating in a lavatory;
  • doors with locks are installed;
  • water-pipes and sewage stanchions will have an outlet to every flat with further flow pipes in the kitchen and lavatory (with separate water meter);
  • power supplies till the inner cable distribution head with the further electric wiring in the premises (with separate meter);
  • television and telephone wires are adjusted, Interned connection provided;
  • ventilation- natural ventilation in the kitchen and lavatory, regulated air recuperation system in the premises;
  • heat supply- radiators “Fancoil” with the regulated microclimate in each premise are installed;
  • conditioning- radiators “Fancoil” with the regulated microclimate in each premise are installed.

Public areas

In the second block it is planned to open a small café-confectionery and a beauty parlor/SPA. It provides the dwellers of the complex additional services- in the café-confectionery you can both eat and order meals (Japanese cuisine as well) which will be delivered straight to your apartment. In the confectionery shop there is always a variety of fresh confectionery.

In the renovated architectural monument it is planned to open an up to date business center with office premises and conference room.

Underground garage

The underground garage occupies 4273 square meters and is designed to hold 108 vehicles. Each dweller can acquire 1-3 lot(s) for his/her car for additional charge. There is an exit from and an entrance to the garage from Vienibas Avenue and one emergency entrance to Bulduru Avenue.
