THE  PLOT  OF  LAND

Land plot of 23.2 hectare area is located approximately 4 kilometers from Kolka in the direction of Riga. The whole plot is located on the territory of Slitery National Park – one of the largest reserved territories in Latvia.

On the west the plot borders Riga-Kolka route, the only highway by which most tourists come to Kolka. On the east the plot borders a sand beach of the Riga Gulf. On the south and north there stretch Slitery reservation forests.

All the territory of the plot is overgrown with pine forest. The most part of the territory lies to the east of a ridge of sand dunes overgrown with beautiful sunny forest, screening by themselves the territory from the highway.

One of possible ways of the development of the territory – parceling it out into 8 landownerships of 3 hectare area each.

Other way of the development of the plot – making a large tourist complex. This project seems to be more promising for the following reasons:

1. A possibility of the construction of a seashore tourist complex with guest houses/ hotel complex, restaurants/cafés, VIP-guests’ yacht piers and so on

2. Nearness to the central highway

3. Location on the territory of a popular national park with a great number of places of interest

4. Visitability of the region – more than 100,000 people yearly

5. The absence of any large competing tourist centers near at hand, due to which it is difficult for the visitors to stay for a night after a long-time drive and to go on seeing the places of interest on the following day.

6. In case of the construction of a tourist object, there is possible partial financing of the project from the European Community funds.
